UPGRADES MADE TO HEALDSBURG PROPERTY SINCE OWNERSHIP

Pool And Patio Project
This was the largest and most expensive project costing over $300,000. The pool and 8 person spa was finished in 2020 and featured pool and spa which are solar and gas heated. New retaining walls engineered and constructed from color infused concrete (Arizona Buff).


40ft long x 18ft wide with entry steps and seat in deep end. Electric roll out cover so no fence required and infinity edge facing the Sierra’s. Automatic “Creepy Crawly” cleaner and automatic salt water chlorinator, various programs for pool and spa lights, subdued retaining wall lighting system with light sensor controls.
 
Water Systems

  • 2016 approx; Lower pump in the well was replaced. Original 5GPM unit replaced with new 10GPM. New float switch installed.

  • New pressure system installed in pump shed to allow fully automatic operation when tank water dropped. Approx 2019. Tap installed.

  • 2019 New float switch installed in rear small 3000 galwater tank to co-ordinate with pressure system on lower well.

  • 2020 The 20,000 gallon tank was drained, cleaned inside, new float switch installed and new separate fill line installed with on/off valve for manual operation if desired.

  • 2023; new lower water valve installed in front 3000 gallonwater tank.

  • 2020 water line in front yard located, re-directed around the pool and to the water tanks. New shut off valve installed in box below ground.

  • New water line run from fig tree to West side of garage and new outlet.

  • 2023 new house pressure system installed with temperature cut off switch.

  • 2023 new water filtration system installed for whole of house and irrigation. Filters, activated carbon filter and UV Sterilization installed. Serviced in May 2024 with new filters and UV light.

 
Septic System.

  • Septic tanks have been serviced annually. In 2019, the second bathroom had a pressure-assisted toilet installed, and new PVC pipes were run to the septic tank.

  • 2020 new underground septic macerator pump and tank installed, new piping installed to connect to septic tank. This was done because old pipes were in the area where pool was installed.

  • 2022 Two new gas tanks installed with radio control to monitor and report re-filling to supplier. One tank is dedicated to the Spa and the large tank is dedicated to the house.

  • New gas lines run to house.

  • 2022 completely new heating and air conditioning system installed by Moore Heating and Air Conditioning. New duct and outlet added to “granny unit” and new house thermostat installed.

  • 2023 new Hot water system installed.

  • 2022 new stainless steel gutter screens added to house.

  • 2018 new laundry dryer purchased.


Wood Retaining Walls
All new wood retaining walls were built in 2022 except for 

  1. Small 10ft section adjacent to the potting shed (still in good condition).

  2. Main retaining wall on RHS of entry driveway had vertical wooden posts replaced but did not need new horizontal slats.

 
Front Patio

  • 2021 Old Patio was demolished and new patio installed with new rail system. New pathway installed leading to pool.

  • 2022 new rear landscaping installed and irrigation system. Comprises “little ollies” olive trees and low water tolerant vegetation.

  • 2015; new drainage system installed for rear and west facing walls of garage.

  • 2018 electric motor operator for door on tractor shed was added to replace prior manual door opener.

  • 2023 new kitchen floor installed.

  • 2015 new laundry dryer installed

  • 2020 new roof and support beams installed for “potting shed”.

  • 2021 driveway completely re-surfaced with several repairs made.
